Permanent or Long Term Residents usually require the following considerations ..


1.Contract is entered into to spell out the conditions and financial arrangements.

2.Bond is usually required and an advance payment of site fees.

3.Security Deposit may also be required (Cabin Maintenance if damaged)

4.Key deposit may be required (Ablution Block Keys, Electronic Access keys, cards)

5.Power meter may or may not be required to measure the electricity (power usage).

6.Water Meter may or may not be required to measure the mains or distributed water usage (power usage).



Booking in a Long Term site


If the Site is free, just book the site as below.


If the site is not free yet, you can book the site on a "Multi-Book" site type, setup to make unreserved bookings, and then copy and paste (Move) the booking to the required site type and number when trhe site is vacated.


First make a "New Booking" and record the tenants details.If someone books a site for Long Term Hire, it is best to book the site for at least a few years to prevent a double booking some time in the future.




Residential Tenancy Act

If a bond is required, you may have to lodge the Bond amount with a local authority in your area. This is not always the case. Consult your Parks association.


UniRes has three "Registers" which "Hold" the value of the Security/Keys/Booking Deposits separate from the account balance.



Flagging a Booking as a Permanent


Permanent Tick Box?


When you make a booking and the booking is for a Permanent Resident or Long Termer, bring the booking up on the screen and make sure there is a Tick in the Permanent box.


In the Search Options - Sear Results, there is a filter button which will filter on the Permanent Box in a booking to show only those bookings in the result.

Concessional Tick Box?


If the tenant is entitled to the Concessional GST rate (0% or 5.5%) at time of writing (Australian GST), place a tick in in the Concessional Box at the start of the booking IF THE TENANT IS ENTITLED FROM DAY ONE.

Otherwise let UniRes determine when the Concessional GST (CSN Type or Tax in the GST Setup window) is applicable accouding to the Tax Table (See File Maintenance).

At the moment, concessional is applicable after 27 nights stay (or as defined by the Tax Department).
